Kyya - Tri-Level Unicorn!



Kyya'a story makes me smile from the moment we had our first phone conversation on a Wednesday, I was about the play a volleyball game, and she was out with friends. Both ends of our lines were pretty loud from bustling activity, and we were excited to talk with each other. We picked a time the following day to talk on the phone when it wasn't so loud. We had our consultation so I could learn more about her goals, needs and wants. Later that week on Friday, we were already out of the gate on our first Discovery Day - we explored neighborhoods, major systems of homes, costs of home repairs, and remodels. By the end of the first weekend, Kyya was confident in what I had taught her about costs of major systems, home repairs, and remodels, but we weren't quite ready to put in an offer. One of the houses had a sub par yard, and the other home just wasn't quite right. I couldn't help but agree, and so we waited a week for new listings and were at it again the following weekend. We didn't see anything that stood out, and Kyya started to wonder about the previous week's houses, and if they were available. I was confident that we would find The One, and wasn't comfortable with her settling on a home she didn't love. We decided to take it easy, and let it come to us.


Ironically, the next day a brand new listing popped up on a Friday (this doesn't usually happen on Fridays, only Wednesday and Thursday!), we were on the phone, and quickly dashed to a beautiful tri-level home WITH a basement in Aurora. Just so you know, a tri-level with a basement is a rare unicorn and should be captured when possible :)


The final house that we saw was totally without a doubt The One and knocked everything else we had seen out of the ball park. It had the most square footage we had seen, a front and back yard, plenty of bedrooms and bathrooms, and the size of the rooms were perfect. The home went through a remodel in 2017 including the roof and sewer line.


So now what?! Kyya told me that she had to have this house, and it was the best one! The pressure was on. I ran comps, and knew that the home is actually worth $465k, it was listed at $425k, and there were two others offers on the table, but the listing agent wouldn't give me many details of the other offers, so I had to figure out how to be the best of two offers to win. Since it was underpriced, with two other offers on the table, we had to come up with a plan on how to win, and still walk in with instant equity.


Needless to say, we won the offer, and we walked in with instant equity. Thank goodness. This house is such a financial game changer that my client wasn't even looking for. With some sweat equity, and modest updates, this home could be worth $500k, and if she were to finish the basement we are talking even more! The basement already has plumbing so it won't be hard to add a bathroom.


I am so, so proud of Kyya because she wanted a modest first time home purchase, and we found an incredible deal that over a short amount time will truly change her life by the amount of value the home will increase.


Oh! Inspection and Negotiation, my favorite, part. It's been a long blog post, so I'll keep it short. I was able to negotiate almost $14k in seller credits that Kyya then used to buy down her interest rate, and cover all of her closing costs.


Kyya congratulations, you were incredibly fun and easy to work with! I am SO happy about this property for you. It is truly a game changer for you. :)
